A building owner needs to renew a building’s warrant of fitness (BWoF) every 12 months, signing, issuing and publicly displaying it to prove the building’s life safety systems (such as sprinkler systems) have been maintained and inspected, as required in the building’s compliance schedule. Active fire protection systems detect and proactively extinguish fires. Active fire equipment includes early detection fire alarm panels and sprinkler protection systems. Passive fire protection systems, on the other hand, provide constant containment, preventing fires from spreading further. Examples include fire doors, which keep fire and smoke from spreading to other rooms for up to 3 hours.
Emergency lighting can be carried during normal operating hours provided that:
A. There is an emergency testing circuit installed.
B. The regular house lighting is not connected to the emergency lighting.
Fire panels, Fire pumps, and EWIS (Emergency Warning and Intercommunication Systems) require monthly testing to detect any damage and avoid malfunctions during an emergency.
Fire alarm panels are activated in different ways, depending on the installation. They may be connected to various sensors, such as smoke detectors, heat detectors, and flame detectors, or they may be activated through manual break glass points. Upon the activation of an alarm, the system will project tones and sirens through the premises, directing building occupants to evacuate.
Fire extinguishers are classified as dangerous goods and cannot be disposed of at your household chemical waste collection and/or curbside collection. When our team replaces or upgrades your fire extinguisher, we will ensure that it is safely removed from the site and disposed of accordingly.
An AFSS includes all of the essential fire safety measures a building must adhere to, and must be issued each year. The statement verifies that an accredited fire safety practitioner has inspected the site and confirmed that the exit systems in the building comply with regulations and Australian standards.
In commercial applications, HVACR maintenance should typically be performed monthly in accordance with Australian standards. Engaging a qualified HVACR technician ensures systems remain efficient and reliable.
HVACR systems should operate smoothly without excessive noise. Unusual sounds may indicate issues such as a worn fan belt, internal obstructions, or compressor faults. It is recommended to contact a qualified technician to diagnose and resolve the issue promptly, preventing further damage.
